Mumbai Luxury Home Market Sees 3,145 Registrations Worth Rs 32,623 Crore
Mumbai recorded 3,145 luxury home registrations worth Rs 32,623 crore between April and September 2026. Worli led the market, while ultra-luxury deals and high-end rentals also gained traction across the city.
According to a report by Lighthouse Luxury, prepared with the help of property registration data platform Zapkey, purchases of luxury homes gained further momentum in the second quarter of the financial year 2026-27. The number of transactions rose 10.5% compared with the previous quarter to 1,651. The total value of these deals increased 17.1% to Rs 17,600 crore. The average transaction value of a home also climbed 6% to Rs 10.7 crore during the quarter.
July emerged as the strongest month for Mumbai’s luxury property market between April and September 2026. A total of 618 homes were registered during the month, with their combined value reaching Rs 6,669 crore. The figures reflect continued interest among buyers in high-value residential properties.
Mumbai’s ultra-luxury housing segment also recorded a rise in activity. Between April and September 2026, the city registered 29 transactions involving homes priced at Rs 50 crore or more, with a combined value of Rs 2,536 crore. The number of such deals increased from 9 in the first quarter to 20 in the second quarter. September alone saw the registration of 9 homes in this price category, matching the total number of transactions recorded in the first quarter.
Among Mumbai’s luxury residential projects, Godrej Trilogy Seafront in Worli led in terms of registered property value. The project recorded registrations worth Rs 1,199 crore between April and September 2026.
Godrej Properties ranked first among developers, with 207 home transactions valued at Rs 2,360 crore. Oberoi Realty followed in second place with transactions worth Rs 1,818 crore, while Lodha Developers recorded property deals worth Rs 1,741 crore.
Worli remained Mumbai’s leading luxury housing destination, with 275 homes registered between April and September. The total value of these transactions stood at Rs 5,558 crore, while the average transaction value of a home in the area was Rs 20.2 crore.
However, demand for luxury homes is no longer restricted to Worli. In Andheri West and Versova, the total value of property transactions doubled in the second quarter compared with the first quarter. Tardeo also recorded a 125% quarter-on-quarter increase.
Across Mumbai’s 10 major luxury housing locations, the total transaction value increased 26% in the second quarter compared with the first quarter. This was higher than the 17.1% growth recorded across the overall luxury housing market, indicating that demand for expensive homes is expanding into other parts of the city.
The luxury rental market also remained active alongside home purchases. Between June and September 2026, eight homes in Mumbai with monthly rents of Rs 20 lakh or more were rented out. Companies accounted for seven of these rental transactions.
A home at Oberoi 360 West in Worli recorded the highest monthly rent mentioned in the report, at Rs 28.5 lakh.
The figures point to sustained activity across Mumbai’s luxury residential market, with registrations, transaction values and rental deals reflecting demand for premium and ultra-luxury homes across multiple locations in the city.
