Noida’s Housing Map Shifts as Developers Target Emerging Expressway Corridors
Noida's housing market is expanding beyond established sectors as developers target Sectors 150 and 151, the Yamuna Expressway and Siddharth Vihar, driven by infrastructure growth, changing buyer preferences and evolving residential demand.
The emerging residential corridors are attracting developers amid infrastructure growth, improved connectivity and changing homebuyer preferences, signalling a shift in the geography of residential development across NCR.
Recent market activity has strengthened the case for developers to explore these locations. JLL reported that Noida accounted for 36 per cent of NCR’s residential sales in Q2 2026, while capital values in the city increased by 7.1 per cent year-on-year. ANAROCK data showed that NCR recorded annual price growth of 13% during the quarter, the highest among India's top seven cities. Despite a moderation in overall sales, these indicators have encouraged developers to evaluate locations previously considered too far from established residential centres.
Changing homebuyer expectations are also influencing this shift. Families upgrading their homes increasingly seek larger living spaces, fewer homes per acre, greenery and amenities that can be used daily. Larger residences and integrated communities require space for landscaped areas, recreational facilities and shared amenities, creating opportunities for development in emerging corridors.
Employment growth has played a significant role in shaping this residential geography. The Noida Expressway is one of NCR's busiest office corridors, with technology and corporate campuses spread along the route. According to JLL, Noida accounted for 30% of NCR's office net absorption in Q2 2026. As more people work along the Expressway, proximity to employment centres has become an important consideration, prompting residential development to extend further south to meet changing housing requirements.
Sectors 150 and 151, once regarded as the outer fringe of Noida, have consequently gained attention. Both locations benefit from access to the Noida-Greater Noida Expressway, the wider office corridor and the prospect of further improvements in public transport connectivity.
Experion Developers has selected Sector 151 for a luxury development. Neighbouring Sector 150, where much of the area is designated for green spaces and sports facilities, offers a more open environment than many older neighbourhoods. Projects such as Prateek Canary reflect developers' interest in the locality, while anticipation surrounding Prateek Group's upcoming development along the Noida Expressway points to continued interest in the corridor.
Further south, the Yamuna Expressway has evolved from a long-term development prospect into an active growth corridor. Commercial flights began at Noida International Airport on June 15, 2026, providing the region with a significant infrastructure anchor. ATS and Godrej Properties are among the developers with a presence across Greater Noida and the Yamuna Expressway belt, where the Yamuna Expressway Industrial Development Authority (YEIDA) has planned residential sectors alongside industrial and logistics clusters.
The combination of planned infrastructure and the employment opportunities expected to emerge around the airport is attracting buyers to the region. As development progresses, the Yamuna Expressway belt is becoming another area of interest for residential investment and housing projects across NCR.
In Ghaziabad, Siddharth Vihar has gained traction on the strength of a different set of advantages. Located along NH-24 near Indirapuram, the locality offers access to Delhi and Noida. JLL data for Q2 2026 showed that new residential launches across NCR were concentrated mainly along the Dwarka Expressway and NH-24, with Ghaziabad accounting for 30% of the region's fresh supply. Much of Siddharth Vihar has developed through townships, and Prateek Group was among the early developers to establish a presence in the area.
The growing focus on emerging corridors does not diminish the appeal of Noida's established sectors. Their schools, hospitals, markets and metro links are expected to continue supporting housing demand. However, limited land availability restricts their ability to accommodate large new developments at the scale and with the features many homebuyers now seek. Newer corridors are increasingly sharing that role by offering opportunities for larger residential projects and integrated communities.
JLL expects Gurugram and Noida to lead NCR's price growth in the coming months, supported by buyer interest and new infrastructure, even as overall sales and launches are likely to moderate. The outlook for these emerging residential locations will depend on continued infrastructure delivery and sustained housing demand.
As developers expand beyond established neighbourhoods, the southern Noida Expressway, the Yamuna Expressway and Siddharth Vihar are becoming increasingly important to the region's residential development. Their growing role points to a housing market in which future growth is likely to extend along major expressways rather than remain concentrated in the sectors that shaped Noida's earlier expansion.
