Vibez Estates Sells Out Phase 1 of 12-Acre Luxury Farmland Project in Sakleshpur

Vibez Estates announces the complete sell-out of Phase 1 of its Rs. 32 crore Vibez Manor project in Sakleshpur. Discover its luxury farmland model, hospitality facilities and Phase 2 development timeline.

Vibez Estates has announced the complete sell-out and Phase 1 completion of Vibez Manor, a 12-acre luxury managed farmland community in Santhapura, Sakleshpur, developed with a total project outlay of Rs. 32 crore. The project combines agricultural land ownership with hospitality-led services, positioning itself as an alternative to conventional countryside real estate.

The development brings together managed farmland, Scandinavian-inspired architecture and hospitality infrastructure through a 5-star hospitality partner, with the aim of transforming conventional agricultural plots into fully serviced, cash-generating vacation estates.

Designed by Manjunath and Chaithra Architects from Studio White scape, Vibez Manor introduces minimalist Scandinavian architectural elements into the Western Ghats landscape. The 12-acre property is situated within an established plantation ecosystem featuring Arabica coffee, black pepper plants, and a canopy of Silver Oak and Jackfruit trees.

Vibez Estates has completed all civil infrastructure works under Phase 1. These include paved internal roads, boundary fencing, 24-hour security posts, water distribution systems, underground utility systems and solar grid integration.

A key feature of Vibez Manor is its hospitality-led ownership model. The property will be operated by a 5-star hospitality partner, allowing owners to avoid the operational responsibilities associated with independently managing their land. The arrangement provides institutional-quality maintenance, concierge services and a rental pool mechanism through which owners can generate revenue by offering their estates as boutique eco-tourism accommodation.

Commenting on the completion and sell-out of Phase 1, Ashwin Kumar, Founder & Managing Director of Vibez Estates, said, "As India’s HNIs grow increasingly drawn to nature-connected, experience-led assets, the future of land ownership lies in structured ecosystems that combine hospitality-grade service, transparent management, and genuine long-term value. With Phase 1 of Vibez Manor selling out completely, we are proving that buyers no longer want a passive real estate purchase. They want land and lifestyle without the burden of running it themselves. By delivering this project on time and integrating it with a 5-star hospitality engine, we ensure that every plot operates as a legally sound, operationally self-sustaining, and financially rewarding asset."

Following the complete sell-out of Phase 1, Vibez Estates has confirmed that development activities for Phase 2 of Vibez Manor will officially commence on 1st of December, bringing additional inventory to the market.

The completion of the first phase marks another development in the managed farmland and agro-realty segment, with Vibez Manor combining agricultural land, residential infrastructure and hospitality operations within a single ownership model.

Founded in Bengaluru in 2009, Vibez Estates operates in India's luxury vacation-home ownership segment through branded villa estates and resort-integrated living, building on its foundation in managed farmland and agro-realty. The company is led by Founder & Managing Director Ashwin Kumar and Director Shubha Vinay.

Vibez Estates has delivered 25 managed estates spanning over 1,100 acres and serving more than 1,100 owners across Karnataka's scenic landscapes.

Its portfolio covers three verticals: Luxury Branded Villas, Managed Farmland and ROI-Driven Projects. The company uses an in-house AgriTech ERP platform to facilitate 100% hands-off ownership and has recently expanded into major branded luxury hospitality to manage its flagship estates.
