Lloyds Realty’s The Square in Andheri East, Mumbai, earns IGBC Green New Buildings Platinum certification, with reported energy efficiency of 23.49%, water conservation of 58% and technology-enabled sustainability features.

Lloyds Realty Developers Limited, a Mumbai-based real estate developer and subsidiary of Lloyds Enterprises, has secured the Indian Green Building Council’s (IGBC) Green New Buildings Platinum certification for The Square, its commercial development in Andheri East, Mumbai. The recognition highlights the project’s performance across key environmental parameters, including site sustainability, water efficiency, energy efficiency, material selection and indoor environmental quality.

Spread across approximately 1.82 lakh sq. ft., The Square has been designed to meet the evolving requirements of modern businesses and occupiers, with an emphasis on operational efficiency, workplace comfort and responsible resource utilisation. Its Platinum certification evaluates the building against several environmental criteria, including sustainable site development, water conservation, energy performance, material selection and indoor environmental quality.

The commercial development incorporates double-glazed curtain walls, designated outdoor AC unit spaces and a landscaped terrace. It is equipped with a 100% power backup system and seven high-speed elevators designed to optimise energy loads. The project has achieved 23.49% energy efficiency and 58% water conservation, contributing to its Platinum rating.

The building incorporates several technology-enabled systems and sustainability features to support efficient operations. These include an access control system, a parking management system provided by Park+, and a Building Management System (BMS). Electric vehicle (EV) charging points are available at the ground level, while solar panels contribute to energy savings.

The development also features waste management infrastructure comprising a Sewage Treatment Plant (STP) and an Organic Waste Converter (OWC), supporting responsible resource management and a resource-efficient workplace.
