Spread across a 434-acre campus in the Catskills region, the project offers a reduced investment threshold of 800,000 dollars, eligibility for priority processing, and a clearly defined hospitality redevelopment strategy under the United States EB-5 programme.
The redevelopment plan includes a 52.1-million-dollar Property Improvement Programme scheduled to be implemented over approximately 25 months while resort operations continue uninterrupted. The initiative is designed to transform the long-established property into a modern, all-season hospitality destination serving leisure travellers, corporate events, and group tourism markets.
Under the proposed development, 139 hotel rooms and 232 managed serviced apartments will be renovated, and a new conference centre will be constructed. Independent economic analysis estimates that the development will generate approximately 777 jobs, significantly exceeding the projected requirement of 640 jobs needed to support the planned 51.2-million-dollar EB-5 capital raise. This equates to an estimated 12.14 jobs for each investor.
The investment is structured through a preferred equity model, with capital deployed by a New Commercial Enterprise into the project entity. The targeted investment horizon is five years, with a possible one-year extension and multiple potential exit options, including refinancing, asset sale, or operational cash flow, depending on market conditions.
