Redbrick Offices Expands Mumbai Portfolio Beyond 2.5 Million Sq. Ft., Adds 10,000 Seats
Redbrick Offices is expanding its Mumbai portfolio beyond 2.5 million sq. ft. with four new Grade A centres, adding 10,000 seats and targeting Rs. 130 Cr+ in annual rental revenue from January-March 2027.
The new centres are expected to generate annual rental revenue of approximately Rs. 130 Cr+, further strengthening the company’s position in one of India’s key commercial real estate markets. The expansion comes as large organisations reassess their workspace requirements, evaluating office locations based on workforce accessibility, operational needs and the flexibility to accommodate changing team sizes.
The four centres will be spread across Andheri, Lower Parel, Malad and Navi Mumbai, offering businesses access to both established commercial districts and emerging growth corridors. While Lower Parel and Andheri represent established business locations, Malad and Navi Mumbai provide additional options for organisations looking to position their teams closer to talent pools and distribute operations across different parts of the city instead of concentrating them in a single micro-market.
The locations are designed to cater to diverse occupier requirements, including global capability centres (GCCs), large enterprises, banking, financial services and insurance (BFSI) firms, and US-based multinationals.
Commenting on the expansion, Shrivar Goenka, Executive Director, Sales & Business Development, Redbrick Offices, said that clients increasingly prioritise where and how their employees can work rather than simply looking for office space.
“Our clients do not look for square feet from us. They ask us where and how their people can work best. That is why existing clients have already committed to a majority of this new expansion: they clearly know what they can expect from Redbrick. Across these four locations, we are providing our clients the choice to place teams close to talent pools within Mumbai and still be part of the Redbrick experience,” Goenka said.
Redbrick Offices follows a commitment-first approach, securing client demand before signing up buildings. This allows the company to plan its expansion according to actual occupier requirements and deliver customised workspace solutions rather than depending solely on anticipated future demand. Approximately 75% of the newly added space has already been committed by existing clients seeking to expand their office requirements.
Highlighting the operational planning involved in opening all four centres within a single quarter, Pooja Mehta Kumar, CHRO & COO - Redbrick Offices, said the process involves coordinating design, project execution and the deployment of human resources responsible for managing the facilities.
“Opening four centres simultaneously across different locations in Mumbai within one quarter takes careful planning, right from design and project execution, up to deploying the quality human resources who will manage each of these offices on a daily basis. Our teams are working relentlessly to ensure clients can move into these ready office spaces and start working seamlessly from the first morning. For us, a good workplace is one where the service is so well run that our clients’ teams can simply focus on their core work activity,” Mehta Kumar said.
All four centres will feature Grade A office spaces designed to meet the requirements of large enterprises and multinational corporations. Under its managed workspace model, Redbrick Offices combines office infrastructure, professional facilities management and a hospitality-led workplace experience.
The additional capacity will allow businesses to accommodate expanding teams, establish new functions and increase their presence across Mumbai’s commercial hubs. The workspaces will also provide organisations with professionally managed office environments aligned with their operational requirements.
