DRA Becomes First CREDAI Tamil Nadu Developer to Adopt Presence-Less Property Registration

DRA becomes the first CREDAI Tamil Nadu developer to adopt STAR 2.0 for presence-less property registration, enabling homebuyers to complete secure registrations remotely, including on weekends and public holidays.

 

DRA, one of Chennai’s fastest-growing residential developers, has become the first developer from CREDAI Tamil Nadu to adopt Tamil Nadu’s digital registration framework, STAR 2.0, commencing presence-less property registration and e-sale deed services for customers from February 18, 2026.

The move aligns with the Government of Tamil Nadu’s digital transformation agenda and is aimed at making property transactions faster, transparent and secure while reducing physical dependencies for homebuyers.

As part of the initiative, DRA has established the required infrastructure at its head office and created an exclusive, dedicated setup to enable customers to complete presence-less registrations in accordance with the framework prescribed by the Sub-Registrar Office. The company has also implemented the required digital and compliance systems in line with government guidelines and is working with authorised partners to ensure a secure and streamlined registration process.

The new model removes the need for customers to visit Sub-Registrar Offices or depend on fixed time slots and token-based appointments. It also provides greater flexibility, allowing homebuyers to complete registrations on auspicious days and public holidays.

While buying a home remains a significant and high-value decision often involving personal participation and physical documentation, the presence-less registration model introduces greater convenience by enabling buyers to complete registrations remotely. Customers can align the registration process with their schedules, including weekends, government holidays and personally important or auspicious days.

The initiative also strengthens process standardisation and transparency through digitised workflows designed to improve documentation accuracy and reduce the scope for discrepancies. It enables more efficient use of resources by reducing dependence on extensive physical infrastructure and manual coordination. While not a primary purchase driver, the service serves as a value addition to the overall homebuying experience.
