India’s Luxury Housing Market Defies Global Uncertainty as Premium Home Demand Surges

India’s luxury housing market continues to outperform despite global economic uncertainty, with Delhi-NCR, Gurugram, Noida, and Mumbai driving premium home demand. ANAROCK data and industry leaders highlight the sector’s growing strength and long-term investment appeal.

India’s luxury housing sector continues to stand out despite global economic instability affecting several asset classes, with premium residences attracting sustained interest from high-net-worth individuals (HNIs) and capturing a growing share of residential sales. Rising earnings, business success, an expanding pool of high-net-worth individuals, and continued demand from Non-Resident Indians have collectively driven persistent demand for upscale homes.

Luxury housing has maintained strong momentum as buyers increasingly prioritise premium living, superior quality, and long-term value across key Indian markets.

According to ANAROCK’s H1 FY 2026 report, luxury and premium homes accounted for nearly 42% of new home supply across major cities. The segment represented approximately Rs. 2.98 lakh crore of residential sales value, marking a 7% year-on-year increase, while overall housing sales volume remained largely stable. The figures indicate that buyers are increasingly opting for upscale residences, contributing to the luxury segment’s expanding market share.

As aspirations continue to evolve and purchasing decisions become more value-driven, we believe demand for well-planned premium developments will remain strong over the long term.”

The residential market has also become more attractive for both end-users and investors, supported by transparency under RERA and quality developments delivered by reputed developers. ANAROCK stated that Mumbai remains India’s most expensive residential market, with luxury home prices in the Mumbai Metropolitan Region (MMR) rising by around 43 per cent over the past three years due to limited supply and sustained demand from affluent homebuyers. However, Delhi-NCR has emerged as the country’s largest luxury home market in terms of transaction value.

According to data from Sotheby’s International Realty and CRE Matrix, Gurugram recorded sales of properties priced above Rs. 10 crore worth around Rs. 24,120 crore in 2025, surpassing MMR’s Rs. 21,902 crore for the first time. The momentum has continued into 2026, with Gurugram accounting for more than 73 per cent of total residential launches in Delhi-NCR during the second quarter. The city’s position as a major business and financial hub, combined with premium retail, hospitality, and social infrastructure, continues to attract entrepreneurs, senior executives, and global professionals.

Noida is also emerging as the next luxury housing destination in the National Capital Region. The expanding metro network, expressway connectivity, and the upcoming Noida International Airport are making the city increasingly attractive for luxury residential developments. Integrated townships, improved value propositions, and modern infrastructure are drawing both end-users and investors.

For developers, the luxury housing segment offers higher revenue per unit, enabling greater investment in design, construction quality, and customer experience. At the same time, buyers are becoming increasingly sophisticated, expecting global standards of execution, professional property management, and long-term after-sales support.

Backed by strong economic fundamentals, ongoing infrastructure development, and evolving buyer aspirations, Delhi-NCR, led by Gurugram and rapidly advancing Noida, remains well positioned to retain its status as India’s most vibrant luxury housing market. Mumbai, Bengaluru, and Hyderabad continue to anchor the country’s premium residential growth.
