Antara Senior Living Secures Partial Occupancy Certificate for Noida Sector 150 Project, Possession of 340 Homes to Begin Soon
Antara Senior Living has secured a partial Occupancy Certificate for its Noida Sector 150 senior living project, covering three towers and 340 homes in Phase I. The approval unlocks nearly INR 150 crore in receivables and clears the way for senior families to receive possession after a prolonged legal and administrative battle.
The development marks a major breakthrough for the company after a prolonged delay linked to sector-wide infrastructure requirements in Noida’s Sector 150. The Occupancy Certificate also unlocks nearly INR 150 crore in receivables that were previously contingent upon the handover of possession to residents.
Rajit Mehta, Managing Director and Chief Executive Officer of Antara Senior Care, welcomed the decision and acknowledged the role played by the authorities and the judiciary in resolving the matter. He stated that the company was grateful to the Noida authorities for granting the certificate and also thanked the Supreme Court of India for supporting its submissions. He added that the residents, all senior citizens, had booked their homes with significant expectations and interest, and the company’s team was now reviewing the conditions attached to the Occupancy Certificate before initiating the possession process.
The entire project spans approximately 12 lakh square feet, equivalent to nearly 1.11 lakh square metres. Phase I accounts for around 7.45 lakh square feet, while Phase II covers approximately 4.55 lakh square feet. The company stated that Phase I is expected to generate nearly INR 550 crore in revenue, while Phase II is projected to contribute around INR 800 crore.
With the possession process now moving ahead in Phase I, the company confirmed that it will actively pursue the revalidation of approvals required for Phase II of the development.
The issue surrounding the Occupancy Certificate had remained unresolved due to a collective obligation imposed on developers in Sector 150 for the completion of shared sports facilities. According to the company, it had already fulfilled its designated responsibilities toward the sports infrastructure and completed all associated payment obligations. In an effort to prevent further hardship for residents awaiting possession, the company approached the Noida Authority and later pursued legal remedies before various courts, including the Supreme Court of India. The company argued that all compliance requirements had been fully met and that no additional delay in granting the Occupancy Certificate was justified. The partial Occupancy Certificate was eventually granted after authorities accepted the company’s demonstrated compliance.
Antara Noida Sector 150 has been designed as a dedicated senior living community focused on promoting independent and active lifestyles for elderly residents. The project includes fully finished senior-friendly residences integrated with wellness services, round-the-clock medical assistance, emergency response systems, and community-focused living spaces tailored to the needs of senior citizens.
Launched in 2013, Antara is the senior care business of Max India Limited, part of the USD 7-billion Max Group. The company operates through two primary business verticals, including residences for seniors and assisted care services. Antara’s first senior residential community in Dehradun houses nearly 200 families and offers social, recreational, educational, wellness, and healthcare-related services.
The company is preparing to operationalise its second senior living community in Noida Sector 150, where families are expected to move into the 340 apartments developed under the first phase. Antara is also expanding its presence in Gurugram through senior living residences, dedicated senior care spaces, and primary healthcare services at Estate 360 and Estate 361 projects being developed by Max Estates.
Antara’s Assisted Care Services division includes Care Homes, Care at Home, AGEasy, and Antara Integrated Wellness Clinic. These services are aimed at supporting senior citizens requiring intensive daily care due to medical or age-related conditions. The company currently operates eight facilities with 485 beds across Gurugram, Noida, Bengaluru, and Chennai. Its Care Homes provide both long-term medical supervision and short-term recuperative care for elderly residents.
The Care at Home service, available across Delhi National Capital Region, Bengaluru, and Chennai, offers trained healthcare professionals and support services for senior citizens within their homes. Meanwhile, AGEasy, the company’s online and offline platform focused on senior-specific healthcare products and chronic condition management solutions, has impacted more than 6.5 lakh lives since its launch in 2023.
The granting of the partial Occupancy Certificate marks a crucial milestone for Antara Senior Living and brings long-awaited relief to hundreds of senior citizens awaiting possession of their homes in Noida Sector 150. The development is expected to accelerate both revenue realization and the next phase of expansion for the company’s growing senior care ecosystem.
