Gorakhpur: GDA Sets Plot Prices, Accelerates Land Acquisition For New 'Gurukul City' Township

The Gorakhpur Development Authority (GDA) has finalised the tentative layout and indicative plot prices for its upcoming flagship township, ‘Gurukul City’, to be developed in Naya Gorakhpur. Plot rates are expected to range between Rs 25,000 and Rs 30,000 per sq metre (around Rs 2,000-Rs 3,000 per sq ft), offering comparatively affordable residential options within the expanding region.

Spread across over 400 acres in Maniram, Balapar and Rahmatnagar, Gurukul City is being planned as a modern, well-organised township equipped to meet future needs. The project will feature land earmarked for a private university, educational institutions, a major residential zone, community facilities, green spaces, and a resort. Plans also include developing Chilua Tal as a tourism destination, enhancing the township’s appeal.

The GDA has accelerated land acquisition for the project. About 200 acres have already been registered, while compulsory acquisition has begun in three villages along Kushinagar Road. The process under Section 11 for more than 400 acres is set to begin following board approval.

Located along the rapidly developing Gorakhpur-Sonauli Highway, the area already houses Omaxe’s township, the UP SSF’s second battalion, Gorakhnath University and the state’s first AYUSH University, making it a strong investment corridor.

GDA Vice-Chairman Anand Vardhan said Gurukul City will serve as a key residential hub for Naya Gorakhpur and help meet housing demand. He added that the indicative rates have been set, and development work will begin soon after final board approvals.
