Under the mandate, Unitern will oversee the complete land transaction lifecycle, including opportunity identification, micro-market assessment, due diligence, transaction structuring, negotiations and execution of definitive agreements. The partnership will focus on outright land acquisitions, joint development agreements, joint ventures and selected redevelopment projects involving housing societies, Maharashtra Housing and Area Development Authority projects and Slum Rehabilitation Authority schemes in Mumbai.
The collaboration is aimed at strengthening Address Maker Group’s expansion strategy as it builds its presence in Mumbai while continuing its established operations in Bengaluru. The developer has already entered the Mumbai market with a project at Shivaji Park and is now looking to scale its development pipeline through institutional-grade business development and deeper market access.
The product portfolio under the engagement will cover residential plots, villas, apartments, row houses and development management transactions sourced through both off-market opportunities and broker channels. Unitern will function as an extended strategic arm of the developer across both cities, supporting faster deal sourcing and efficient transaction execution.
Address Maker Group has delivered more than seven million square feet of residential, commercial, plotted and mixed-use developments. The company will leverage Unitern’s integrated Developer-as-a-Service model, which is built around capital, materials and management solutions designed to improve execution efficiency and operational predictability.
Unitern operates under its listed parent company, Arisinfra Solutions Limited, and works with developers and landowners across multiple verticals, including legal services, design, approvals, construction, pre-sales, sales, customer relationship management, collections and handover operations.
The appointment marks a significant strategic alignment between the two organisations as they target expansion opportunities across two of India’s most competitive real estate markets. The partnership is expected to enhance land sourcing, transaction structuring and execution capabilities while maintaining customer-focused development standards and ensuring quality outcomes for stakeholders.
