International Design Firms Reshape NCR Luxury Housing Market as Buyers Prioritise Global Prestige Over Size

According to data from Anarock, the total sales value of housing projects in NCR crossed Rs. 1.53 lakh crore in 2024 despite stagnant sales volumes. The surge was primarily driven by a 23 per cent rise in property prices, the highest recorded across India. In this rapidly evolving luxury segment, developers are moving beyond traditional indicators such as larger apartments and expensive interiors, instead focusing on global architectural credibility and precision-driven construction methods.

The shift reflects changing buyer expectations in NCR, where affluent purchasers now view internationally recognised design partnerships as symbols of status, quality assurance, and future investment security. Developers are increasingly replacing conventional luxury features with hospitality-inspired design concepts, premium craftsmanship, and globally benchmarked execution standards.

Gaurs Group has emerged as one of the key players adopting this strategy. The company recently signed a strategic Memorandum of Understanding with Finland-based Elematic Group to manufacture modular bathroom and kitchen pods using advanced precast construction technology. Simultaneously, the developer partnered with Seaform Germany, a European manufacturer operating automated facilities in Lohne and Burg, to design and deliver precision-engineered modular kitchens and wardrobe systems for projects including The Islands by Gaurs and Trecento Residences by Gaurs.

Manoj Gaur, Chairman and Managing Director of Gaurs Group, said conventional on-site casting methods cannot achieve the level of precision required for modern international design standards. He stated that the company’s investment in precast technology is aimed not only at accelerating construction but also at delivering globally benchmarked finishes. He added that partnerships with Elematic and Seaform Germany enable integration of world-class manufacturing processes, improving efficiency, quality control, and project timelines.

CRC Group is also positioning design pedigree at the centre of its luxury housing strategy. For its upcoming ultra-luxury project, The Peridona, the company has assembled an international consortium that includes Killa Design, known for designing Dubai’s Museum of the Future, along with New York-based Rockwell Group and global project management firm MACE.

Salil Kumar, Director-Marketing and Business Management at CRC Group, said modern luxury buyers are already familiar with the world’s finest hotels and no longer seek imitation. He stated that firms such as Rockwell Group and Gensler provide more than visual appeal, serving as indicators of execution quality and long-term liquidity. According to him, such collaborations assure buyers that the property will retain value even during market downturns.

MRG Group has also embraced globally inspired architectural positioning through its collaboration with renowned architect Hafeez Contractor for MRG Crown, a premium residential development located along the Dwarka Expressway in Gurugram. The partnership reflects a broader industry trend where developers are focusing on creating architecturally distinctive projects aligned with the evolving aspirations of luxury homebuyers in NCR.

Rajjath Goel, Managing Director of MRG Group, said luxury homebuyers are increasingly drawn to projects that possess a strong architectural identity and refined global design language. He stated that collaborations with acclaimed architects help create projects that are aesthetically sophisticated, functional, timeless, and aspirational. He further noted that internationally recognised design expertise enhances project credibility while improving the overall lifestyle experience for residents.

Nimbus Realty has adopted a different approach by prioritising understated elegance over extravagant amenities. For its Noida project, The Arista Luxe, the company partnered with architect Zafar Masud Chaudhary, known for human-centric and minimalist luxury concepts. Instead of relying on flashy clubhouses and oversized common areas, the project focuses on atmosphere, natural light, and emotionally engaging living spaces.

Yamini Agarwal, Director-Marketing and Communications at Nimbus Group, said the conversation in luxury housing has shifted from apartment size to experiential quality. She stated that the focus is now on how spaces function emotionally and visually rather than ornamental excess. According to her, international design standards are pushing developers toward creating intuitive and emotionally resonant environments rather than simply large residences.

For several years, Gurugram dominated the NCR luxury housing narrative through its concentration of branded residences and premium high-rise developments. However, recent market trends indicate that Noida is rapidly emerging as a competing luxury destination. Data from JLL in early 2025 showed Gurugram accounted for 91 per cent of NCR’s high-end property transactions, but Noida is steadily strengthening its presence with a growing pipeline of design-focused residential inventory.

The growing dependence on global architects, international manufacturing systems, and hospitality-inspired planning signals a significant transformation in India’s luxury real estate sector. As NCR developers intensify competition for affluent buyers, design credibility and construction precision are becoming the defining factors shaping the future of high-end housing across the region.
