Reach Group Expands Commercial Footprint with Launch of AIRIA Business District in Gurugram

Reach Group has launched AIRIA Business District in Gurugram, an integrated Grade A commercial ecosystem featuring AIRIA Mall, AIRIA Corporate Tower and The BAZARIA. The large-scale development combines retail, office, dining and entertainment infrastructure with strong connectivity and strategic positioning in Sector 68

North India-based real estate developer Reach Group has unveiled “AIRIA Business District,” an integrated commercial ecosystem comprising Grade A office spaces, retail developments, entertainment zones and dining destinations in Sector 68 along NH-248A in Gurugram. The initiative has been designed to establish a destination-driven commercial environment where retail, business and lifestyle experiences operate within a unified ecosystem.

At the centre of the development cluster is AIRIA Mall, a fully operational Grade A retail destination that attracts more than one lakh visitors every week. Spread across more than five lakh square feet, the mall houses over 115 national and international brands, a seven-screen multiplex and more than 25 dining outlets. The mall has emerged as a prominent retail and lifestyle destination in Gurugram and has hosted major entertainment events featuring Backstreet Boys, Karan Aujla and Martin Garrix, further strengthening its position in the city’s entertainment landscape. The mall functions as the primary anchor driving recognition and footfall for the larger AIRIA Business District ecosystem.

The commercial district also includes AIRIA Corporate Tower, a Grade A office development positioned among the tallest commercial towers on NH-248A. The 19-storey tower has been planned with the first four levels dedicated to retail activities, while office spaces begin from the fifth floor onward. The project will offer nearly 3.52 lakh square feet of office space designed around an integrated work, dining and entertainment concept. The tower will feature a double-height entrance lobby at the ground level along with large floor plates, premium façade architecture and sustainable green building features. The office tower will also maintain direct connectivity with AIRIA Mall while offering panoramic views of the Aravalli range and the surrounding cityscape.

Further strengthening the ecosystem is The BAZARIA, an independent Shop-Cum-Office plotted development envisioned as a premium high-street retail destination adjacent to AIRIA Mall. The project has been designed to provide a seamless shopping experience through integrated sky bridges, common elevators and wraparound balconies. The development is expected to benefit from the existing visibility and visitor traffic generated by AIRIA Mall. The project currently offers plots ranging between approximately 178 square yards and 200 square yards. According to the company, unlike conventional Shop-Cum-Office developments that often require years to build visibility and attract customer traffic, The BAZARIA is positioned to gain immediate commercial traction because of its strategic location beside the operational mall.

Ashish Tandon, Chief Business Officer of Reach Group, said commercial destinations are no longer defined by standalone retail or office projects but by integrated ecosystems capable of generating sustained consumer engagement and combining business, entertainment and lifestyle experiences within one environment. He stated that AIRIA Mall has already established itself as a strong commercial anchor and that the AIRIA Business District initiative is intended to further strengthen the ecosystem by introducing complementary developments. He added that the company aims to attract investors in office and retail spaces who understand the long-term value of ecosystem-led commercial developments over standalone projects.

The AIRIA Business District benefits from connectivity to Southern Peripheral Road, Golf Course Extension Road, Central Peripheral Road and NH-48. The development also enjoys proximity to the Delhi-Mumbai Expressway and the proposed metro corridor. Located within a rapidly expanding residential and commercial catchment area, the project cluster is expected to address the evolving business and lifestyle demands of Gurugram’s growing urban population.
