MHADA Mumbai Lottery 2026 Sees Massive Surge in Applications as Deadline Extended Amid Rising Demand for Affordable Homes
MHADA Mumbai Lottery 2026 has received more than 60,000 applications for 2,640 affordable flats across Mumbai. The housing authority has extended the application deadline to May 14 amid rising demand. The strong response reflects the growing demand for affordable housing in Mumbai, where soaring property prices have pushed home ownership beyond the reach of many middle-class families. This year’s housing lottery includes flats in several prime Mumbai locations, including Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, Dadar, Wadala, Powai and Mazgaon.
MHADA has designed the lottery scheme to cater to multiple income groups. The available housing stock includes 145 flats under the Economically Weaker Section category, 858 flats under the Lower Income Group category, 1,408 flats under the Middle Income Group category and 229 flats under the Higher Income Group category.
The Kannamwar Nagar project in Vikhroli has emerged as the biggest attraction of the lottery. MHADA has reduced the prices of 1,221 flats in the project by 7.5 percent, providing major relief to middle-class buyers struggling with Mumbai’s high real estate prices. Flats that were previously priced at nearly Rs 1.48 crore will now be available from around Rs 1.34 crore. In a significant additional benefit, each flat will also include complimentary parking space.
The decision to reduce prices has sharply increased enthusiasm among homebuyers and real estate observers believe the number of applications may rise further in the coming days. The project is being viewed as one of the most significant affordable housing opportunities currently available in Mumbai’s residential market.
According to MHADA, online applications can be submitted until May 14, while Earnest Money Deposit payments will be accepted until May 15. The draft list of applicants will be published on May 22, followed by the final list on May 29. The computerized lottery draw is scheduled to take place on June 5, 2026.
MHADA has also issued a public warning asking applicants to remain cautious of brokers and unauthorized agents. The authority clarified that applications should be submitted only through the official portal and the IHLMS 2.0 mobile application. A dedicated helpline number, 022-69468100, has also been released for complaints and assistance.
